This property has the following check-in and check-out times and policies.
- Check-In: 2:00 PM
- Check-Out: 11:00 AM
- Late Check-Out Hour: 6:00 PM
- Late Check-out Fees: 50%
Late check out (after 11:00 AM and before 6:00 PM) may result in a fee.
Property and Cancellation Policies:
Bookings and Confirmations All bookings or reservations are confirmed only when payment has been made. Any bookings made without subsequent payment is subject to cancellation by Utobert in favour of a confirmed booking. Thus, once payments are made, all confirmed booking are non-refundable. All non-arrival reservations would be as such, save and except cancellation or amendment is made 72 hours before check-in time.
Terms and Conditions
House Rules
- No smoking within the residences. Clients may smoke outside of the apartment
- Overnight guest should not exceed six (6) persons, two (2) person per room.
- No parties or events within the residences except prior approved by Utobert.
- Get together and small gatherings will be charged an extra fee
- A refundable caution fee is charged on every booking, this is refunded 24 hours after checkout with no damage to the residence.
- Noise levels should be kept to an absolute minimum.
- Illegal substances and activities are prohibited within the residences (for example, hard drugs, pornographic productions, prostitution, internet fraud)
- Dangerous and hazardous items, weapons or firearms capable of causing any kind of harm or damage is strictly prohibited.
- Placing of obstructions, signage, garbage, food, or personal items unattended outside the Utobert is strictly prohibited.
- Commercial photography, film or videography, without express written consent is prohibited.
- Using the Utobert for any purpose other than personal accommodation, without express written consent is strictly prohibited.
- All types of pets are strictly prohibited.
Additional Terms
Further instructions may be communicated to clients with regards to your stay in a form of “Additional Terms”. These Terms must be expressly followed. Note: Clients are solely responsible for ensuring the compliance of themselves and their guest, to the Utobert terms, conditions and rules which include keeping the Utobert clean, tidy and in its original state.
